How BIMcare™ supports your building operations

BIMcare™ combines digital building management with operational support on site. The BIM Facility Manager takes over the technical coordination, maintenance and control of external companies, while the BIM Manager is responsible for digital planning, project management and contract management. By using 3D models, CAFM, technical data and BIM-Design, the facility manager receives the necessary tools to make building operations efficient and sustainable.

If defects are discovered during maintenance or service, BIMcare™ also provides structured aftercare: repair offers, recommendations for action and budget approvals can either be coordinated by the facility manager or controlled directly by the client. This means your building will always remain in optimal condition without you having to worry about every detail. With BIMcare™, modern building management becomes transparent, economical and sustainable - without long-term commitments.

The operational BIM Manager combines digital project coordination with practical on-site experience. Remote collaboration is used where it creates value, while site visits and direct coordination are carried out whenever required. This hybrid approach supports efficient, sustainable and climate-conscious building operations. The BIM Manager opens up new horizons BIM management is an unknown field for many. It is by no means just about software or 3D models, because practical experience across all relevant trades is essential. A successful BIM Manager understands the interaction between planning, construction, suppliers and building operation. Digital BIM environments can be compared to a detailed mirror image of the building, enabling better coordination and decision-making. However, successful implementation also requires real-world understanding, communication and, where necessary, direct on-site involvement throughout the supply chain and building lifecycle. Always configure supply chains completely A BIM Manager ensures that technical interfaces, suppliers, contractors and operational requirements are coordinated holistically. The goal is to reduce unnecessary effort, improve processes and operate buildings more economically, efficiently and sustainably. Ideally a 4-day week from Monday to Thursday. He ensures that buildings, technical systems and operational responsibilities are organised efficiently. Daily management is primarily performed digitally, while on-site visits are carried out when contractor coordination, technical clarification or specific operational situations require it. The advantages of a BIM Facility Manager A BIM Facility Manager supports owners, operators and property managers in the efficient organisation of buildings and technical systems. Maintenance, repairs, inspections and the coordinated deployment of external specialists are structured and documented. Through BIM-CAFM systems, technical information, documentation and operational requirements are centrally available. External services are coordinated and monitored according to recognised technical standards. The BIM Facility Manager combines expertise in building services, mechanical systems, fire protection, construction technology, BMS/MSR, energy and HVAC systems. How BIM Facility Managers work with buildings The foundation of efficient building operation is a structured digital information base. Existing building data can be integrated or a digital building model can be developed when required. This creates the basis for sustainable and climate-conscious building operation. Through digital BIM-CAFM platforms, information, maintenance status, system data and documentation remain permanently available for operators and project participants. Contractor coordination and technical operation A key responsibility is the coordination of external contractors. The BIM Facility Manager supports work planning, documentation, scheduling and quality control. This reduces interface losses and improves transparency throughout the building lifecycle. Choosing the right deployment location Select the deployment location that best suits your project. Each location applies exclusively to on-site visits in the respective area. This selection does not cover purely remote creation of documents (e.g., HSE Plan, risk assessments, or updates thereof). Clarity and safety on construction sites Workplace safety is more than meeting formal requirements. Our HSE Coordinator brings structure, experience, and clear guidance to your team – on-site or digitally. It is provided as part of BIM Facility Management, BIMcare™, BIMservice™ or BIM-Management depending on route planning, seasonal requirements or urgency. Please note that this package must be booked on a daily basis and in line with the order: In the event of deviations, subsequent bookings are required before the contract is concluded, as no one should sleep on the street and we attach great importance to an optimal working atmosphere. If the employees work more than 4 days per week, overnight accommodation must be booked according to the daily flat rate, including at weekends.
